Holiday House Kappeled - Conditions of Rent (Stand Januar 2024)

Please note the following important information that we trust to address to you:

1. The holiday home must be completely cleaned on departure. (and possibly grinding lawns, possibly cleaning snow, changing bulbs in a lamp, cleaning the drainage grid loosely in the shower floor, clearing the dishwasher, leaving the bathroom clean etc.) (Of course we provide replacement bulbs, gasoline and the like.)

2. There is an absolute smoking ban, you are in a wooden house!

3. We do not employ service personnel for cleaning or gardening.

4. To save complicated billing, the rental price of the house includes the following: canoe, firewood, energy costs

5. Pets are not allowed.

6. You must bring bed linen and lacquer. Head cushions and bed covers are available.

7. Think of dishes towels, dishwashers, garbage bags, coffee filters, etc.

8. Please close all windows on departure

9. It is heated by electricity in Sweden. Please do NOT turn off the thermostats attached to the heater, otherwise it may freeze. The temperature in winter is controlled centrally.

10. Please turn off the lights in and around the house and turn the sauna and washing machine off. Do not leave the sauna utensils with water in the wooden bowl. Please keep the sauna door open.

We do everything we can to keep our house and all the furniture in order. We regularly check and personally test all related furniture and equipment on heart and kidneys, so that your holiday will also be a pleasant experience. However, if you encounter problems during your stay that you cannot solve yourself, you can of course contact us. We try to solve the problem as quickly as possible and in the best of our knowledge and conscience.

If you can accept this, you have the possibility for a cheap and really good family holiday in our holiday house with a high standard.

If you are in our cabin in Kappeled, you can paddle on an approximately 15 km section of the Nissan River.

A prerequisite for a binding reservation is the timely transfer of your payments. If you are unable to comply with the payment deadlines, please notify us by telephone or in writing as soon as possible. If you have any questions, we are at your disposal at any time by telephone +49(0)1784668975.

Only persons aged at least 18 years are accepted as main tenants. This person assumes responsibility for compliance with these rental conditions and the requirements set out in the Rules of Procedure. The holiday house is fully furnished including board. It may only be used by the specified number of persons for the duration of the contract. The rental property is equipped as follows: living room with kitchenette and fireplace, bedrooms, bathroom, TV, radio, Internet. It is not permitted to take furniture items (e.g. chairs, tables, dishes, canteens, etc.) from the house. Not included include cleaning products, kitchen paper, toilet paper, food, towels, bedding, etc. Changes to the furnishings or equipment (Internet presence or catalogue remain exemplary) and do not justify any claims of the tenant. However, any changes are equivalent to the specified equipment.

The rental price for the holiday house includes the following services: electricity, firewood, heating, cold and hot water, TV. Wood for the fire is to be collected exclusively from the forest, not from the fireplace.

The final cleaning also includes the complete cleaning of the oven, the washing of all dishes left standing and the cleaning out of the dishwasher or refrigerator. These things belong to the tenant. The holiday house is to be handed over on departure completely cleaned. All incurred waste must be disposed of by the guest in the waste containers provided for this purpose according to the waste separation procedure on the road.

The kitchen facilities and toilets must also be left clean on departure. Otherwise, there may be a burden on the deposit.

Guests can use the Internet free of charge at the holiday home. The Internet only works on mobile data. We have no influence on the speed or the condition of the grid operator. We expressly exclude any liability for this medium in any case. The tenant of the holiday home assures that he will not commit any criminal acts in connection with the use of the Internet. We expressly point out that, if necessary, a data verification is technically possible.

The general regulations of the German BGB apply to the conclusion of the contract. By booking your stay, you expressly accept these terms and conditions. Additional agreements and amendments need to be made in writing. This also applies to an amendment to this provision.



The holiday house may only be occupied by the number of persons specified on the rental contract. Overcrowding is not accepted and is recalculated. Smoking is prohibited in the apartment units. In the event of non-compliance, the tenant will incur additional costs for cleaning curtains, pads, etc.



The fireplace may only be used with untreated wood. The ashes should only be disposed of in a cooled state in the fireplace in the garden.



The landlord is not liable for theft or damage to the property of the tenant. It is up to the tenant to insure the items brought against theft or damage or destruction. The same applies to rented properties which can be borrowed by the tenant.



The tenant will only be able to use the reserved object for the agreed period (contract duration). Arrival and transfer of the holiday home will take place on the day of arrival from 16:00. The tenant is not entitled to a prior provision. Departure must take place no later than 2 p.m. on the day of departure. In the event of a later departure, the landlord has the right to charge additional costs to the tenant.



In case of damage or loss of the key, 50,00 € shall be paid.



It is not possible to bring pets.



In the event of a failure to arrive on your booked holiday or an early departure, we recommend you to contract a private cancellation insurance. The listed services do not include insurance.



Cancellation: In case of multiple breaches of these rental conditions, in particular in case of intentional or negligent damage to the rental object or inventory or in the event of non-time payment, the landlord may unilaterally terminate the lease contract and the guest must leave the holiday home immediately. There is no right to a refund of the rental price.



Oral agreements are ineffective; all agreements require written form for their effectiveness. Should any individual provisions of this Agreement be or become, in whole or in part, void or void, the validity of the agreement shall not be affected by this. An invalid provision shall be reinterpreted or replaced in such a way that the intended economic purpose is achieved as best as possible. If the invalidity is based on a determination of performance or time, it shall be replaced by the measure permitted by law. In order to fill any gaps in the contract, an appropriate arrangement should be introduced, which is closest to what the parties wanted according to their economic objective at the time of conclusion of the contract. In the absence of performance or time determination, the gap is filled by the measure regulated by law.



The following rest periods must be observed: Night sleep: from 22:00 to 6:00.



Within these periods noise should be reduced to room volume. As part of their responsibility for supervision, parents must ensure that their children observe rest periods in a manner appropriate to their age.



The front door is always to keep the windows closed (not closed) according to the absences and weather conditions.
